Premier Residential Management offers a full line of services to meet clients' unique needs. We provide fully customizable packages that ensure we do as much or as little as you need us to. Our services include financial, legal compliance and resident management, as well as property specific programs. To ensure we give our clients exactly what they need, we also offer customized management plans.
Financial Management
Our full range of services in regard to accounting and financial management includes:
- Mortgage, tax and insurance payments. We take care of this so you don't have to.
- Homeowners' association payments.
- Market analysis. To help clients ensure they are getting the most money on their rental fees, we offer comparative market analysis reports to determine rental values based on the current rates.
- Computerized monthly and yearly statements to make accounting issues flow more smoothly.
- Revenue enhancement. It is our aim to ensure clients make the most from their investment properties. We do this by maximizing rental income, controlling expenditures and working to head-off maintenance issues.
Resident Services
Making sure clients' properties are occupied by qualified, satisfied residents is our top concern. To do this we offer:
- Marketing. It is our aim to market your property aggressively, ensuring that qualified residents are in place.
- Professional screening of residents to ensure qualifications for rental are in place.
- Rent collection.
- Rental turnaround. When a resident moves out, we move in to ensure the unit is turned around and ready for a new renter within four days' time or less.
- Rules enforcement, eviction proceedings. When things go wrong, we take the burden of legal proceedings off clients' shoulders. We enforce all rules and regulations; handle disputes personally, service all notices, evictions and collections. Premier Residential Management is also available to advise clients of their options in regard to reclaiming their property and lost rent. Enforcement of rules is handled in conjunction with on-site managers, including the servicing of all notices.
- Resident manager training. If a manager is required, we will hire, train and supervise on your behalf to ensure excellent service to all residents. All of our resident managers adhere to strict company regulations and those set forth under housing laws.
Property Maintenance
When residents are happy and properties are well maintained, everyone benefits. To ensure this, Premier Residential Management provides the following services:
- Routine inspection of property. We routinely inspect your property to ensure that it is well maintained and up to code.
- Maintenance. We provide year-round, 24-hour-a-day property maintenance at a low cost.
- Routine upkeep. We can arrange for routine maintenance of grounds and property, where required.
Legal, Compliance Management
Premier Residential Management also works to ensure clients' properties meet or exceed regulations in regard to:
- Fair Housing, Americans With Disabilities Act regulations. We take the worries about compliance with this often delicate set of laws off property owners' shoulders. Our rental procedures meet or exceed federal, state and local regulations.
- Hazardous material concerns. We are knowledgeable in all current and upcoming laws and regulations regarding mold, asbestos and lead. We can advise property owners of their responsibilities and help ensure compliance is in place. We also provide important disclosure notices in our rental agreements to reduce clients' risk of liability.
- Owner representation. We are qualified to and skilled at acting as owners' representatives before city councils and other governmental agencies when the need arises.
